Terms and conditions

These terms apply when you request a quote, make a booking or use the guest or supplier portal on this website, operated by Agentic OS Group (“we”, “us”). Last updated 27 September 2026.

Your booking’s own terms come first. The price, dates, cancellation policy, payment schedule and any extras shown in your quote or booking confirmation are part of your agreement with us. If anything in them differs from these general terms, the quote or booking confirmation applies.

1. Quotes and bookings

A quote is valid until the date shown on it and is subject to availability until you accept it. Your booking is confirmed when we send a booking confirmation and, where required, the payment has been received.

2. Prices and payment

Prices are shown in the currency on your quote and include VAT where stated. Card payments are processed securely by Square; we never see or store your full card number. If a payment is not completed, a held booking may be released.

3. Changes and cancellations

Changes and cancellations follow the cancellation policy shown with your quote or booking. Requests to change a booking are subject to availability and may change the price. Any refund due is paid to the original payment method.

4. Your stay

Please follow the arrival, house and property rules provided before and during your stay, take reasonable care of the property, and tell us promptly about any problem through the guest portal so we can put it right.

5. Guest and supplier accounts

Keep your sign-in link or account details private. You are responsible for activity under your account. We may suspend access that is misused or puts other users or the service at risk.

6. Our responsibility to you

We provide our services with reasonable care and skill. Nothing in these terms limits liability that cannot be limited by law, including for death or personal injury caused by negligence, or your rights as a consumer.

7. Complaints

If something is not right, contact us through the guest portal or at agenticos@agentic.os. We aim to resolve complaints quickly and fairly.

How we use your personal data is explained in our privacy notice.

9. Law

These terms are governed by the law of England and Wales. If you are a consumer living elsewhere in the UK, you may also bring proceedings in your local courts.
